Custom Home Plan Packages

Phase I – Initial Consultation

We start by gathering information about the client(s), including lifestyle, design ideas, reference photos, and any potential design obstacles that may be present. This provides us with an understanding of the client(s) needs and expectations, which is essential to the process of home design.

Upon review of the scope of work, a written estimate will be prepared and provided. Upon acceptance of the estimate, a deposit will be required to secure the drafting position, and we move on to Phase II.

Phase II – Preliminary Design & Planning

At this time, a site visit may be arranged, and then it’s time to brainstorm and put our creative minds to work! During this period, we produce preliminary floor plans in accordance with the project parameters, using all of the information gathered during Phase I.

The preliminary floor plans will be issued for the client’s review. We may choose meet in person to discuss the design concepts and any questions, feedback, and/or alterations required. Adjustments are then made to the plans; once approved, we will begin to create the 3D exterior model for the home. The plan will continue to be developed, and details fine-tuned as we explore options together.

Phase III – Working Drawings & Construction Documentation

Once the floor plan concept and exterior elevations have been approved by the client, the plans are translated into working construction drawings; conveying all of the pertinent information required for building permit and construction.

Our fully detailed, computer-generated home plan sets typically include exterior elevations, building location plan, foundation plans, floor plans, building cross-sections, and details. These drawings identify the building assemblies, construction methods, and finishes (if desired). A page of applicable climate specifications will be included as well, if the home will not be “modelled” by a Certified Energy Consultant.

The home plan set is then issued for Building Permit. Scalable drawing sets and digital PDF copies will be provided. These drawings are ready to be distributed for engineering and other trades.
