Throughout the course of a typical home design, we provide zoning bylaw review, site analysis, 3D architectural modelling, exterior elevations, space planning, and floor layouts including all relevant construction documentation and preliminary structural design

We understand that home design is personal, and we work closely with clients and builders throughout the entire design and build process, from concept to completion. Our role as a part of the design team is to ensure that we attain the aesthetics while blending functionality and structure to establish a cohesive and intentional blueprint which will allows a clients dream to become reality. We carefully consider all elements and possibilities when designing each home, including the clients personal tastes and the natural environment. Our thorough understanding of balance, proportion, and flow allows us to elaborate while satisfying each client’s individual needs. Our strong working knowledge of structure, and experience in building ensures we maximize the potential of each project.

We have developed a familiarity and knowledge base of zoning and other stipulations relevant to land use and development within the City of Campbell River and many other nearby jurisdictions. We are happy to extend our services beyond this; our portfolio showcasing projects all over British Columbia, from Ucluelet to Dawson Creek, Alberta, and far to the eastern coast in the State of Maine!

 

SERVICES OFFERED

Site Planning

·         Zoning Bylaw review

·         Site analysis – On-site visit

·         Proposed Building Location Plan (A site plan, prepared by a registered land surveyor, is required to complete this portion of work)

·         3D modelling of the site, including determination of the excavation cut and fill requirements, retaining wall locations

(Topographical information is required to complete this portion of work)

3D Modelling and 2D Exterior Elevations

·         3D Perspective View still shots taken from each corner of the home

·         North, East, South and West 2-D Elevations of the home

Foundation Plans

·       Crawl space or slab on grade  

·       Concrete footings and foundation walls

·       Design of floor framing

Floor Plans

·         Layout and design of the spaces & rooms; including walls, door & window locations and sizes, ceiling heights, and other features

·         Floor framing/roof framing for the structure above

·         Preliminary structural notation – headers, beams, interior load bearings walls, etc.

Building Cross-Sections

·         A vertical cut through the structure calling up construction assemblies and illustrating framing methods, floor elevations, ceiling heights, roof slopes, etc.

·         A minimum of one section is required for building permit. Additional sections may be required for construction depending on the level of complexity.

·         Standard or rendered floor plans

·         3D shaded or full colour interior and exterior views

·         Multiple colour scheme options for interior finishes & fixtures (see interior design deliverables)
